Founding story

Most real-estate portals were built for agents. They reward listing volume, push paid placements to the top, and treat private owners as second-class users.

Kuulutaja was built the other way around. We started from a question almost nobody on the listing side seems willing to ask: what would a real-estate marketplace look like if a private owner - not an agency - was the most important person on the page?

The answer, it turned out, looks a lot like a classifieds newspaper. Quiet pages. One property at a time. Honest descriptions. A clear price. A direct line to the person actually selling. No middleman taking a cut, no pressure to sign a brokerage agreement, no inflated from prices designed to harvest leads.

We are a small, independent team building Kuulutaja in Estonia, for the Estonian market. We use the same official sources the regulators use - Maa-amet map tiles and Maa-amet weekly price statistics. Listings are free for private sellers and will stay that way. Trust starts with a manual ownership check today and grows toward deeper cross-checks against official data as the product matures.

Most portals were built for agencies. Kuulutaja is built for the private owner. Publishing is free for individuals, the listing form is short, and a buyer's message reaches you directly - not a sales desk.

Fewer filters, less ad noise, no flashing badges fighting for attention. The property does the work - the page just gets out of the way.

§ Built on local data

Estonian sources, not borrowed ones

Map tiles and the weekly market pulse come from Maa-amet, the official Estonian Land Board. Trust signals are added by hand today and by deeper checks tomorrow.

Where we are today

We are early, but not from scratch. Today the marketplace already carries a classifieds-style homepage, a listings search in card, list, and map view, side-by-side comparison of up to three properties, a seller flow from draft to published listing, a manual Verified Owner check, a buyer inquiry history, saved listings, a weekly Maa-amet market pulse, and an interface that works in Estonian, English, and Russian.

Ahead: eID-based identity verification, public price history on listings, area-draw search, and optional paid reach for sellers who want it. When something is finished, we say so. When it isn't, we don't call it finished.
